Damage will be your responsibility. - Keep the shower curtain inside the tub to prevent costly ceiling/floor damage. – Critters may find their way in; we have regular pest control. You might find critters that didn’t survive and/or a few occasional live unwelcome guests. Please keep doors and windows closed. – TN homes are built for a moderate climate, HVAC may maintain mid-60s (winter) and mid-70s (summer) in extreme weather. Rest assured, our cabin and major components are newly built/installed, and we will address any issues promptly during your stay. - Power/internet outages, weather extremes, and spotty cell service are possible in the mountains. – The well requires power – if there’s an outage, water will stop once the tank runs dry. 📱 Cell service may be limited in some areas. Please download maps offline and enable Wi-Fi calling to avoid connectivity issues. 🚗 Mountain Driving: ⚠️ Upon booking guest is required to acknowledge that All Wheel Drive (AWD / 4x4) could be required to reach the cabin in snow/ice, and will 100% be required to use the driveway in snow/ice (possible in Oct-May). ▻ We strongly suggest winter tires or chains if snow or ice is forecasted, as they can significantly enhance traction and control and could be necessary on steep mountain roads. ▻ The driveway is paved, has a steep slope up to the cabin, and can accommodate 2 vehicles. ▻ If you cannot manage the driveway in snow or ice, there is space to park on the street, but please be mindful of the slippery walk up. ▻ Roads in the HOA are well-maintained and easy to navigate. 🌟 Turn on Ash Road (just before Rhododendron Lane) to avoid a sharp turn into the driveway. Directions are provided after booking. ★ We recommend the purchase of Travel Insurance for all planned vacations. Please consider your mobility, comfort, and privacy needs to ensure the cabin meets your expectations. 🐾 Pets (Pre-Approval Required): - Max 2 small dogs, subject to breed/size approval. No other animals will be considered. - Pet fee is $100 per pet, non-refundable. - Potty pads are prohibited. - Crating is required; pets cannot be left to roam when unsupervised. - Excessive mess, damage, or barking may result in additional charges or removal. 🛑 Non-negotiables: ⚠️ The driveway and front entrance are monitored and recorded, including audio for your safety. Tampering with security devices, sensors, or WiFi will result in immediate removal without refund. ⚠️ Exceeding the occupancy agreed upon, including bringing pets or having parties, will result in immediate removal without refund and a $500 cleaning fee. ⚠️ No smoking/vaping/drugs/fireworks/illegal activity. Violations will result in immediate removal without refund and a $500 cleaning fee. 📅 Check-In / Out - Check-in: 4:00 PM | Check-out: 10:00 AM (electronic lock code) - $100 fee every 15 minutes past checkout. ⚠️ If you require earlier check-in, please add the night before to your reservation. 🛑 Septic & Well System: – Only flush toilet paper. – The well requires power – if there’s an outage, water will stop once the tank runs dry. 👙 Hot Tub: – Keep cover on when not in use; do not stand on the cover ($450 replacement fee). - No soaps, lotions, or oils allowed. - The hot tub is cleaned and sanitized between each guest. Guests may request a mid-stay hot tub cleaning for $65. - Do NOT remove the filter, as objects can enter the pump. The hot tub will shut off, and there will be a code identifying that the pump is compromised. This can result in damage and repair charges. 🔥 Fire Pit & Outdoor Amenities: ⚠️ Do not use the fire pit unless you have experience with fire safety. Do not use the fire pit in windy/dry conditions, or when a burn ban is in effect (misdemeanor with a $2500 fine). - Put the fire completely out with a hose before retiring. ⚠️ Propane is filled regularly for the gas fire-table but is not guaranteed to be full; tanks can be filled in town. - Turn off the propane tank after use. - No accelerants, no trash burning, no cooking paraphernalia in fires, including pots and pans, etc. ⚠️ Important Soaking Tub Guidelines: Please keep the cover securely on the outdoor soaking tub when not in use. The tub is connected to the septic system, and excess rainwater can lead to backups that may affect your comfort during your stay. Guests may be held responsible for damage resulting from negligence. Additionally, the soaking tub will be unavailable during freezing temperatures to prevent burst pipe damage. No refunds will be considered for anything reported after checkout or if the guest is offered a refund contingent upon vacating but chooses to continue their stay.

My wife and I stayed here during our honeymoon, and it was the perfect spot for a peaceful, private, and memorable getaway. It feels tucked away and quiet, but still an easy drive to Gatlinburg / Pigeon Forge, which was super convenient. The views were gorgeous, and the whole place had a cozy, relaxing vibe from the moment we arrived. Everything was spotless and well maintained, and the amenities really make the experience — especially the outdoor space (fire pit, seating, and overall setup). The cabin is also fully stocked with anything you might need, and you can tell the hosts put real effort into making guests comfortable.

the place is absolutely gorgeous! the mountain side view is absolutely breathtaking! we got there and just didn’t want to leave lol . easy navigation up to the spot as well, but be careful pulling into driveways we did scrape a little.. BUT I have a pretty low car!! I’m so thankful for the flexibility of the host for our accommodations . we loved our stay here and so did our fur baby ! 100% will be back to see the beautiful views come summer time 💗

The Knotty Buck was the perfect getaway for our wedding anniversary. It came equipped with everything we needed and more. The hosts were amazing at communicating promptly and providing us with food and activity recommendations and how to work all the amenities. It was a trip to remember!
